An Electrical Installation Condition Report (EICR) is an official inspection of your property's wiring and electrics. It's a legal requirement for landlords every 5 years, and strongly recommended when buying or selling a home.

How the inspection works

We carry out a combination of visual checks and live testing, insulation resistance, earth fault loop impedance, polarity, RCD trip times. Findings are coded C1 (danger present), C2 (potentially dangerous) or C3 (improvement recommended). Any C1 or C2 makes the report Unsatisfactory until remedied.

Typical timescales

A 2-3 bed property typically takes 2 to 3 hours on site. The written report is emailed to you within 24 hours, fully signed and dated. We'll talk you through any findings the same day.

What to expect on the day

We'll need access to every room and the consumer unit. Power is off for short periods while we test individual circuits, typically 15 to 30 minutes per circuit. There's no mess and no disruption beyond that.

What affects the cost

Cost is driven by the number of circuits, not strictly bedroom count. A small flat with 4 circuits is quicker than a 3-bed with 12 circuits and outbuildings. We quote fixed price up front based on a quick chat about the property.

Landlord legal requirements

Private landlords in England must hold a satisfactory EICR no more than 5 years old, with a copy provided to tenants within 28 days and to the council on request. Failure to comply can carry fines up to £30,000.

EICR Inspection: Common Questions

We'll quote for the remedial work needed to clear the C1 and C2 codes. Once complete we re-test and issue a satisfactory report along with a Minor Works Certificate for the repairs.

Up to 5 years for rental properties, or earlier if specified on the report. For owner-occupied homes the recommended interval is 10 years.

Inspections are non-destructive, we remove socket and switch faceplates and the consumer unit cover only. There's no chasing of walls or lifting of floorboards.
